This term is a modern day oxymoron as the time it takes to close on a "short Sale" property is almost always longer than a non-"short Sale". The reason for this is the current owner is attempting to sell the property "Short" of what they owe their lender. This requires third party approval from the investor that holds the note on the property.
In today’s market most lenders will approve a "Short Sale" offer based on several conditions. The first of which is that the current owner can document that they can not afford to continue with their obligation. If that is the case then the lender will review the offer and determine if it is a fair offer based on today’s market value and condition of the property. So you can see why these deals take a bit longer to close.
